From First Call to Closing: A Local Wholetail Built on Trust


Tyler W. has been in real estate for two years, running his wholesaling and wholetailing business solo while working a full-time W-2 job. He's recently added a few rentals to his portfolio and started rehabbing.

The seller had inherited a farmhouse on 2 acres that had sat vacant for roughly 10 years. He lived 45 minutes away, had once planned to renovate it, but ultimately just wanted a quick, no-hassle sale with no showings and no agents.


The Plan

Tyler mailed a BPM Greeting Mailer to 1,500 absentee owners with equity in his market.

 

The Execution

In Tyler's own words:

"The seller called me and said he inherited the house he grew up in a few years back and had plans to renovate but lived 45 minutes away. He called me to see if I would be able to give him what he was looking for. It was a farmhouse on 2 acres that no one had lived in for probably 10 years. He wanted $80K and didn't want to deal with showings and agents - was looking for a quick sale. I walked it and had great conversation with him and learned his life story. I offered him $73K the next day... He said close enough. He also mentioned that he read reviews on me and was happy to support a local business trying to do good."

The contract was signed and the deal closed 3 weeks later. Tyler used hard money financing since the timing fell right before the holidays, when private lenders were less available.

For the exit, Tyler listed the property on the MLS for $105K and had two cash offers within 2 days, selling for $100K with no inspection.

The Lesson

Trust closed this deal as much as the offer did. Being a known, local name with real reviews gave the seller confidence to work with Tyler over a stranger, even at a below-asking offer. Combined with a fast, no-inspection resale once listed, this deal shows how reputation and speed can work together on both ends of a transaction.
