6 Free Skip Tracing Tools For Real Estate Investors

Skip tracing turns a property address into a way to reach the owner: a phone number, an email, or a current mailing address. Without it, most off-market leads never leave the spreadsheet.

The catch for newer investors is the cost. Most skip tracing tools out there charge a monthly subscription, and that can be hard to justify before your first deal even closes.

So we rounded up tools you can test before you commit. The first six are free to start, through a free plan or a free trial. After those, we cover four pay-as-you-go services and three subscription tools, for 13 in all.

None of them are free forever. Truly free tools tend to run on thin, outdated data, and bad data costs more than a subscription once you start mailing or calling.

How to Pick a Skip Tracing Tool

Start with volume. If you're tracing a few hundred records a month, a free plan or a pay-as-you-go service will cost less than any subscription. Once you're into the thousands, a plan with included traces usually comes out ahead.

Then look at where the data goes next. If you already use a CRM, pick a tool that exports cleanly into it. If you don't, an all-in-one like REsimpli or DataSift keeps you out of spreadsheet chaos.

Planning to call or text? Choose a tool with DNC and litigator scrubbing built in. It's cheaper than cleaning a list after the fact.

What to Do After You Skip Trace

A skip-traced list only pays off once you use it. For most investors, that means mail, calls, or both.
